We will visit your property and carry out an in-depth assessment to determine the rental value that can be obtained. We do this by analysing comparable properties that have been recently let by ourselves as well as the wider market, considering factors such location, size of property, number of bedrooms and bathrooms, overall condition, parking, garden, furnishings and much more. We will then suggest ideas on how you could achieve an optimum rental value, which are there for you to consider. We always look to achieve optimum rent for our clients and will suggest a price we feel is optimistic as well a realistic.
Legal Obligations
An often overlooked yet vital aspect of letting your property is the legal requirements that you the landlord is responsible for.
Requirements such as a valid EPC Certificate, Gas Safety Record & Provision of functioning Smoke Alarms are among the most important.

Finding the Right Tenant for your Property
Finding the right tenant for your property can be just as valuable as obtaining the best rental value, in both the short and the long run. Tenants with a solid credit history, strong employment background and positive landlord references attract a more secure tenancy for your property.
Receiving an Offer
As soon as an offer is received on your property we will contact you with full details of the offer, including requests such as the proposed move in date etc... so that you decide whether or not to accept the offer.
Offer Agreed
Once you have accepted an offer we will carry out the following:
- Collect a Holding Deposit from the tenants.
- Carry out all necessary reference checks – once these are complete and are passed we can move on to the next stage.
- Arrange signing of the legally bound up to date Tenancy Agreement.
- Collect the remaining balance of the payment of rent + balance of deposit.
- Legally register the deposit with the Deposit Protection Scheme, resulting in a faster and more efficient deposit release process at the end of the tenancy.
Completion
Once all monies have been received from the tenant and contracts signed, we will hand over a set of keys to the tenant and they will move in.
